Starting tomorrow is the Mason Sun Dried Music Festival! Kick-off the end of summer with great music and great people.

The festival starts on Friday Aug. 24 and will be rocking the greater Lansing area through Saturday Aug. 25. Taking place right on the street outside the Ingham County court house in Mason.

Home Buying Guide: Apprasials

During the home buying process you may need to have an appraisal done. The KW Selling Team wants you to understand what to expect, beginning with an appraisal report.

An appraisal report is a written professional opinion of the value of the home you are purchasing and an evaluation of the condition.  It is a requirement for all mortgaged purchases because the bank uses the stated value to determine the appropriated loan amount.  A lender will not lend more than the value of the home.

The report is also used to determine common loan ratios, such as loan to value. The bank also looks to see that the home passes your loan's stated minimum property condition requirements.

Your loan officer "hires" the appraiser. The appraiser must be a third party, independent of the outcome of the transaction. The cost of the appraisal is then charged to you in your closing costs.

Understanding Real Estate: Appraised Value

What is your home worth?  This is the money questions, literally.  The value of your home or home you are purchasing is established by a few different factors.  In order to get an accurate estimate on a properties value, you must pay for an appraisal.  The cost is typically included in your closing costs.

An appraiser is a licensed professional who specializes in property value assessments. The appraiser will measure the home from the outside to determine square footage and also each room inside.  They take notes on the homes layout, number of bedrooms, bathroom, ect.

The appraiser also makes a determination on the general condition, and the appeal of the home, as well, and the functional layout.  The report will contain information on the age of the home, mechanicals and roof, size of the home and property (yard), location, features and updates (bedrooms, baths, basement, ect.), major structural improvements, and architectural features.

Surprisingly items such as new roof, new furnace and finished basements do not add much value to the home.  However, many loan programs require a roof and furnace to be still within its useful life. The value of the home is found by using the cost approach, the compassion approach, and/or the income approach. Selling Your Home: Getting Ready for the Appraiser

As a seller there are a couple things you can do to ensure a smooth transaction and timely closing.
When it is time for the appraisal, it is important to make sure all maintenance is done.

Attach downspouts, remove lawn clutter, finish any painting projects (especially if there is peeling paint) and put in any new flooring or windows that are lying around.

Make sure you keep a list and receipts of all improvements in case you are asked for them.  If your home is in tiptop shape and no lender required repairs were sited the appraiser will not have to go back out to the property and you can move forward to closing.
