Selling Your Home: Getting Ready for the Appraiser

As a seller there are a couple things you can do to ensure a smooth transaction and timely closing.
When it is time for the appraisal, it is important to make sure all maintenance is done.

Attach downspouts, remove lawn clutter, finish any painting projects (especially if there is peeling paint) and put in any new flooring or windows that are lying around.

Make sure you keep a list and receipts of all improvements in case you are asked for them.  If your home is in tiptop shape and no lender required repairs were sited the appraiser will not have to go back out to the property and you can move forward to closing.
