Sell Your Home Faster: Staging and Rearranging Room

Want to make a great first impressions when selling your home?  Stage it!  Staging is setting up the house to put its best foot forward.  It includes:

decluttering
depersonalization
rearranging rooms

The goal is to create a welcoming, universally appealing experience that encourages buyers to picture themselves at home in your home.

Proper staging can result in 2 more showings and selling your home 12 days faster.  For most, the complete staging process takes less than 3 hours.  The key rooms to tackle are the kitchen, living room, and master bedroom. Many sellers choose to do the work themselves instead of hiring a professional stager.  Remember the golden rule, Less is More.

Let's get started....rearrange rooms.
The first step in rearranging your home to make it show ready is to tackle one room at a time.  We recommend that you start with the living room.  A living room should have one focal point, like the fireplace or TV.  Arrange your furniture to face the focal point but still allow for enough walking space.  Traditional furniture such has overstuffed chairs, couches and love seats, coffee tables, ect should only be found in this room.  If you have work out equipment or crafting supplies move them to another room.  Each room in your home should have one purpose.  If you have an open floor plan and there are not walls to clearly define each room, use the furniture you have to define the space.  Check out there great sites to get started.

Sell Your Home Faster: Staging by Depersonalizing

Let's get started....depersonalize.

This pat of the staging process can be very hard.  A home is very personal!  However, according to the National Association of Realtor, 90% of buyers cannot visualize the potential of a home.  Which means preparing your home to show at its full potential is critical.  A buyer needs to feel comfortable when touring your home, not that they are invading your personal space.  Here are a couple of suggestions.

Family Photos
Personal photos are a mental obstacle for many buyers.  During the showing, they are thinking about your family instead of envisioning their family living there.  Remove all, but a couple, of your family photos from the walls, counters, table tops, and book cases.  This includes removing your children's artwork proudly displayed on the fridge.  Try limiting the number of personal items in each room to 3.

Neutralize
Remove non-neutral items from around the home.  Things that are age and gender specific can be a turn off to some buyers.  In the bathrooms, store all items that you don't use daily or items that are unappealing when left out, like razors and partially used soap bars.  Try repainting the living room in a neutral color.  This will also help brighten up the space.  If a buyer does not feel comfortable in a room they will leave and are less likely to make an offer.

Be sure your ask your KW Selling Team agent for more tips and pointers and check out these great websites for more tips on how to depersonalize your home.

Selling Your Home: Staging by Decluttering

Want to make a great first impressions when selling your home?  Stage it!  Staging is setting up the house to put its best foot forward.  It includes:

decluttering
depersonalization
rearranging rooms

The goal is to create a welcoming, universally appealing experience that encourages buyers to picture themselves at home in your home.

Many sellers choose to do the work themselves instead of hiring a professional stager.  Remember the golden rule, Less is More.

Let's get started....declutter.

Declutter by cleaning out your closet.  Try using the in-and-out rule.  For every new piece of clothing you purchase, donate or toss (if needed) something old.  This will help you manage your closet and not out grow the space.  Also, hang the clothes you wear the most.  The thin wire hangers take up less space and allow you to pack more clothes in your closet space.

Declutter by clearing off the counter.  Stop junk mail and phone book accumulation.  Visit www.thedailygreen.com to find out how.

Declutter by packing up your nick-nacks and trinket left on tables and in bookshelves; throw away old magazines and newspapers.
