Sell Your Home Faster: Staging by Depersonalizing

Want to make a great first impressions when selling your home?  Stage it!  Staging is setting up the house to put its best foot forward.  It includes:

decluttering
depersonalization
rearranging rooms

The goal is to create a welcoming, universally appealing experience that encourages buyers to picture themselves at home in your home.

Proper staging can result in 2 more showings and selling your home 12 days faster.  For most, the complete staging process takes less than 3 hours.  The key rooms to tackle are the kitchen, living room, and master bedroom. Many sellers choose to do the work themselves instead of hiring a professional stager.  Remember the golden rule, Less is More.


Let's get started....depersonalize.  

This pat of the staging process can be very hard.  A home is very personal!  However, according to the National Association of Realtor, 90% of buyers cannot visualize the potential of a home.  Which means preparing your home to show at its full potential is critical.  A buyer needs to feel comfortable when touring your home, not that they are invading your personal space.  Here are a couple of suggestions.   

Family Photos
Personal photos are a mental obstacle for many buyers.  During the showing, they are thinking about your family instead of envisioning their family living there.  Remove all, but a couple, of your family photos from the walls, counters, table tops, and book cases.  This includes removing your children's artwork proudly displayed on the fridge.  Try limiting the number of personal items in each room to 3.   


Neutralize
Remove non-neutral items from around the home.  Things that are age and gender specific can be a turn off to some buyers.  In the bathrooms, store all items that you don't use daily or items that are unappealing when left out, like razors and partially used soap bars.  Try repainting the living room in a neutral color.  This will also help brighten up the space.  If a buyer does not feel comfortable in a room they will leave and are less likely to make an offer.
